ND Homeowners: What You Need to Know About the Primary Residence Credit

ND Homeowners: What You Need to Know About the Primary Residence Credit

If you're a homeowner in North Dakota, there's some great news that could help lower your property tax bill—thanks to the Primary Residence Credit (PRC). https://www.tax.nd.gov/prc

What Is the Primary Residence Credit?

The PRC was originally introduced in the 2023 Legislative Session under House Bill 1158, and was later updated in 2025 under House Bill 1176. This credit gives North Dakota homeowners the chance to receive up to $1,600 off their annual property tax bill.

The best part? It’s available to all qualifying homeowners who apply and are approved through the North Dakota Office of State Tax Commissioner.

Who Qualifies?

To take advantage of the PRC, you must:

  • Own your home in North Dakota
  • Use it as your primary residence
  • Submit an application to the State Tax Commissioner

Once approved, the credit will be applied directly to your property tax statement, reducing your out-of-pocket expenses—something every homeowner can appreciate.

Moved Recently? Here's What to Do

If you’ve recently moved but still own your home in North Dakota and want to transfer your PRC to your new residence, the process is simple. You’ll need:

  • The details from your original application
  • Your new parcel number

Once you have that information ready, head to the application portal and follow the prompts to update your address and transfer the credit.

Final Thoughts

Whether you're a first-time buyer or have lived in your home for years, don’t miss out on this valuable credit. Saving up to $1,600 on property taxes each year is a big deal—and it’s just one more reason why owning a home in North Dakota makes financial sense.

If you're planning a move or have questions about how the PRC could affect your home purchase or sale, feel free to reach out.

Should I Rent or Buy a Home?

One of the biggest financial decisions you'll make is whether to rent or buy a home. There’s no one-size-fits-all answer—it depends on your lifestyle, finances, and long-term goals. Here’s a quick breakdown to help you decide which path makes the most sense for you.

When Renting Makes Sense

Flexibility: If you’re unsure about where you want to live long-term, renting gives I you the freedom to move without the hassle of selling a home.

Lower Upfront Costs: Renting typically requires just a security deposit and the first month’s rent, while buying involves a down payment, closing costs, and more.

Less Responsibility: Renters aren’t on the hook for major repairs, property taxes, or homeowners insurance.

When Buying Makes Sense

Building Equity: Every mortgage payment builds ownership in your home, which can grow in value over time.

Stability: Owning means no rent hikes, and you can personalize your space without a landlord’s approval.

Long-Term Investment: Buying can be a smart financial move if you plan to stay in one place for several years.

Bottom Line:
Renting offers convenience and flexibility, while buying offers stability and long-term financial benefits. Evaluate your financial health, job stability, and lifestyle goals before making your move.

Still not sure what’s best for you? Talk to a local real estate expert—you don’t have to make the decision alone.

What Does a Home Warranty Cover? A Quick Guide for Homeowners

When buying a home, many buyers are introduced to the concept of a home warranty. It’s not the same as homeowners insurance, and understanding what it covers can help you decide if it’s a smart addition to your real estate investment.

What Is a Home Warranty?

A home warranty is a service contract that covers the repair or replacement of major systems and appliances in your home due to normal wear and tear. Typically, these contracts are valid for one year and can be renewed annually.

What Does It Cover?

While specific coverage can vary by provider and plan, most home warranties cover:

  • Major Appliances: Refrigerators, dishwashers, ovens, built-in microwaves, and washers/dryers.
  • Home Systems: Electrical systems, plumbing systems, and HVAC (heating, ventilation, and air conditioning).
  • Additional Items (optional): Pool equipment, spa components, septic systems, and even roof leaks—if you purchase enhanced or add-on coverage.

What’s Not Covered?

Home warranties generally do not cover:

  • Pre-existing conditions
  • Cosmetic damage
  • Improper installation or code violations
  • Items still under manufacturer’s warranty

Is It Worth It?

For new homeowners, especially those buying older homes, a home warranty can offer peace of mind and financial protection. It’s also a popular negotiating tool—sellers may include it to sweeten a deal.

Final Thoughts

Before choosing a plan, compare providers, read the fine print, and understand what’s truly covered. A home warranty can be a valuable safety net, but only if it meets your specific needs.

What Happens If You Default on a Real Estate Contract in North Dakota?

Entering into a real estate contract is a serious commitment—especially in North Dakota, where property laws are clear about buyer and seller obligations. But what happens if one party defaults on the agreement?

1. Legal Definition of Default
In real estate, a "default" typically means failing to perform duties agreed upon in the contract—like not securing financing, missing deadlines, or backing out without a legal contingency (e.g., financing, inspection).

2. Buyer Defaults
If a buyer defaults in North Dakota, the seller often has the right to:

  • Keep the earnest money as liquidated damages.
  • Pursue legal action for specific performance (forcing the sale) or financial damages, depending on the circumstances and contract language.

3. Seller Defaults
If the seller defaults, the buyer may:

  • Request return of earnest money, sometimes with interest.
  • Sue for specific performance (to compel the seller to complete the sale).
  • Seek monetary damages if the breach caused financial harm.

4. Importance of Contract Terms
Most contracts in North Dakota include clauses that spell out remedies in case of default. These provisions guide how disputes are handled and what compensation may be due.

5. Prevention Tips

  • Work with a qualified real estate agent.
  • Understand your contingencies and deadlines.
  • Communicate proactively if delays or issues arise.

Final Thoughts
Real estate contracts are legally binding in North Dakota, and defaulting can carry real consequences. If you're unsure of your obligations or find yourself in a dispute, consult with a real estate attorney to protect your rights and interests.

When to Reduce the Price of Your Home: Key Signs to Watch

Pricing your home correctly from the start is crucial—but what happens if your listing sits on the market with little activity? It might be time to consider a price reduction. Here are a few signs that lowering your asking price could help get your home sold:

1. You’re Getting Showings, But No Offers
If buyers are touring your home but walking away without making offers, the price might not reflect the perceived value. Feedback from showings can help pinpoint if price is the issue.

2. Your Home Has Been on the Market for 30+ Days Without Much Interest
In most markets, the first 30 days are critical. If your listing is stagnating, buyers may assume something is wrong—or that it’s overpriced.

3. Comparable Homes Are Selling Faster—For Less
If similar homes in your neighborhood are selling quickly at lower prices, buyers will likely choose them over yours. Keep a close eye on local comps and adjust accordingly.

4. You’ve Already Made Improvements and Staged Your Home
If you've updated, cleaned, and staged—and still aren’t getting traction—a price change might be your best next move.

Timing is Everything
The longer your home sits on the market, the more it risks becoming "stale." A well-timed price reduction, based on market data and professional advice, can renew interest and attract serious buyers.

Need help deciding? A local real estate agent can analyze current trends and guide you on when—and how much—to adjust for maximum impact.
